Terms and Conditions

  • Guest shall pay the owner a security/damage/cleaning deposit to confirm the reservation within 10 days of receipt of this agreement. Failure to do so will make this agreement null and void. This deposit is in addition to the rental fee and not part of the rental balance. All returned checks will be assessed a $50.00 returned check fee and agreement will be considered canceled.
  • DEPOSIT REFUND is NON-REFUNDABLE upon cancelation or no show. Rental amount is non-refundable within 60 days of check-in date.
  • Linen (sheets), towels, paper products, food & condiments are to be brought by the guests. Blankets and pillows are provided. Linen service is available at a fee.
  • Rental comes completely furnished; owner(s) reserve the right to change furniture, fixtures and accessories in order to remodel, update and/or repair.
  • SMOKING WITHIN THE HOME IS NOT PERMITTED. Smoking in the home is a cause for forfeiting security/damage deposit and may result in termination of rental with no refund of rental fee.
  • Absolutely NO DISORDERLY conduct permitted. Minors are not permitted to consume alcohol on the premises or to engage in any other unlawful behavior while on the premises. Failure to obey these regulations may be grounds for immediate termination of rental, in which rental monies will not be refunded.
  • REGARDING PETS: NO PETS are permitted UNLESS prior approval from owner/ property manager is received. Failure to comply will result in loss of security deposit and may result in eviction with no return of rental fees.
  • Keys are to be returned to keybox upon departure. Failure to return keys will result in a $50.00 charge each.
  • GUEST(s) agrees to maintain the home in the same condition it was in at
    the time of possession and to assume responsibility for any loss or damage
    beyond normal wear and tear. Guest(s) are responsible for washing/storing any used dishes/utensils and for removing all trash from unit. Failure to do so will result in excess charges taken from security /damage deposit. Should unit be found to have any damage due to negligence or is significant, owner may deny continued occupancy to guest(s) at this premises and additional monies to cover damage may be due. In case of emergency repairs, owner/contractor may enter the premises at any time, without prior permission of the guest(s) in order to complete repair work.
  • If the home is found to be in good condition, and with no damage, the
    full damage/security deposit will be returned to guest via mail within 10 days of check- out date or by credit card for VRBO guests.
  • In the event that GUEST breaches any of the terms/conditions of this agreement, the owner shall be entitled to attorneys fees and or damage deposits in any action brought to enforce these terms.
  • Guests shall not assign this Agreement or sublet the condo, nor allow any other individuals not listed or authorized by owner(s), to stay in or to visit premises.
  • All Guest(s), and/or parents of any minors, agree not to hold property owners responsible or liable for any injuries that occur to any member of the rental party
    while on the premises. Guest(s) agrees to indemnify and save owners harmless
    from all liability, loss or damage arising from any nuisance or harm made or suffered on the leased premises by the guest(s) or from any carelessness, neglect, or improper conduct of any persons entering, occupying, or visiting the leased premises.
  • Guest(s) agree to hold owner(s) harmless for mechanical failures and acknowledge that no refunds will be issued for such failure of items, including, but not limited to, television, cable service, dishwasher, smoke/co detectors, washer/dryer, fireplace, air conditioning, pool, or any other appliance that fails to operate properly during your stay. No refunds will be issued for minor disruption of any utilities including, but not limited to, power outages, water outages, etc. These failures are beyond owner(s) control and no refund or rent reduction will be given. Please report inoperative equipment to manager, Greg at (410) 861-7864, and we will make every effort to have repairs done as quickly as possible during reasonable hours. Speed of service cannot be guaranteed due to the volume of vacation renters during the busy peak summer season.
